Connecticut​ Out of State Broker Cooperation

- An out-of-state licensee can recover commission for real estate transactions when it meets specific statutory requirements, including:
     a) out-of-state licensee cooperates with a Connecticut licensed broker;
     b) enters into written agreement with licensed Connecticut broker meeting statutory requirements;
     c) provides proof of license;
     d) escrows funds according to Connecticut law.
- All advertising in Connecticut must reference in-state cooperating broker.

Most often conveyance is by warranty deed, but quitclaim deeds do appear. Mortgages are the security instruments.
There are lender’s and owner’s title insurance policies available with various endorsements.
Buyers customarily pay for examination and title insurance, while sellers pay the documentary and conveyance taxes.
