Alabama Out of State Broker Cooperation

- An out-of-state licensee may enter Alabama to work on a transaction provided that the out-of-state licensee enters into cooperative arrangement with Alabama licensee, which requires out-of-state licensee to submit to the jurisdiction of Alabama courts.
- Agreement must be written and filed with real estate commission.

Alabama Reverse Reciprocity

​These states specifically mention Alabama in their Reciprocity:
Many.
Applicants for a reciprocal license shall have a current license in a qualifying state either on active or inactive status which is not a reciprocal or nonresident license.

A qualifying state is one in which the applicant completed pre-license course work and passed a comprehensive examination which contained general real estate in addition to state law. This shall be evidenced by a certification of licensure (license history) that is obtained from the qualifying state within the 120 days immediately prior to the issuance of an Alabama license.

NOTE: You still need to take a 6-hour course to get a reciprocal license: "If you currently hold a real estate license in another state, you may qualify to take the appropriate 6-hour reciprocal prelicense course." - https://arec.alabama.gov/pages/faq.aspx 

These States recognize any other State licenses but may have additional requirements: 
​Alaska, Colorado, Georgia, Idaho, Indiana, Kansas, Kentucky, Maine, Nebraska, North Carolina, Rhode Island, South Dakota, Tennesee, Vermont, Washington

Alabama Real Estate Customs

Conveyance is by warranty deed. Mortgages are the customary security instruments.
Alabama uses ALTA policies to insure titles.
Buyers and sellers negotiate who is going to pay the closing costs and usually split them equally.
Property taxes are due and payable annually.
